The Cape Elizabeth Planning Board approved the two-story office building and apartment space on Ocean House Road that will be known as the Two Lights Professional Center, at their monthly meeting June 21.
The 6,000 square feet of office space and 2,000 square feet of apartments will be located behind and to the right of Two Lights General Store with access from Davis Point Lane.
Local developer Joel FitzPatrick had planned to buy the property from Mary Page, owner of Two Lights General Store, if the plans were approved. He said Wednesday he was expecting to close on the property later that day.
Gail Schmader is a neighbor of the future office building who was initially at odds with the proposed development. However, at a site walk over the property earlier this month she said her dealings with FitzPatrick had been very friendly and she realized she couldn’t stop him from building his office building.
Schmader was concerned with the large amount of vegetation on the south side of Davis Point Lane, including a large tree, which currently acts as a buffer between her home and the parking lot of Two Lights General Store. A good portion of that vegetation will have to be removed in order to move the road to the center of the right away, one of the requirements for development. FitzPatrick said he would do what he could to save the large tree, but if it died he would replace it.
In an attempt to retain a buffer FitzPatrick has agreed to plant trees on the north side of Davis Point Lane, along Schmader’s yard. Thirty-two feet of six-foot high stockade fence will also be installed on the roadside along Schmader’s backyard to cut down on headlights sweeping across her home from cars exiting the small parking lot that will be built.
Construction will not begin until after the Beach to Beacon road race on the first Saturday in August because FitzPatrick will need to dig a trench across Ocean House Road to link his new building up with the town’s sewer line.
FitzPatrick currently has his office at the corner of Ocean House Road and Scott Dyer Road, but he said he would move them to his new building when it is complete. FitzPatrick has three residential subdivisions in town: Leighton Farms, Whale Back Ridge and Autumn Tides.
