
SACO — The developer looking to construct an urgent care facility on Route 1 has agreed to reduce the height of the proposed building after hearing feedback from the Saco City Council.
ConvenientMD, a for-profit, growing chain of urgent care clinics based in New Hampshire, is seeking approval to build a facility along Route 1 at 506 Main St. where Rosa Linda’s Family Restaurant is currently located.
Developer Mammoth Acquisitions LLC, on behalf of tenant ConvenientMD, is seeking a contract zone from the city to allow some aspects to the plan that are not allowed in the area’s current zoning.
The original plan called for a 15-foot setback in front of a 43-foot-tall building in a zone that limits building heights to 35 feet and requires a 40-foot setback. The developer is also asking the city to allow it to more than double the 150-square-foot limit of signs on the property.
After hearing feedback from city councilors regarding concerns with the proposed height of the building and signs, the developer came back to the Saco City Council at a workshop Monday night with a few changes to the proposed plan.
“We did hear loud and clear last week that there needed to be changes to the proposal,” said Attorney Natalie Burns, representing Mammoth Acquisitions, at Monday night’s workshop.
Burns said the developer is eliminating the request to increase the sign height above 35 feet.
Though the developer had originally wanted a 400-square-feet sign, it had come up with two new sign plan options that would each total 325-square-feet for the Saco City Council to consider, she said.
One plan would include a 125-square-foot sign on each side of the proposed building and a 100-square-foot sign in the front. The other option would include 125-square-feet of sign on the front of the building and two free-standing signs that would each have 100-square-feet of sign space.
The developer would prefer the option with all the signs on the building, but was asking the council to choose which plan it would prefer, Burns said.
The proposed plan would add some benefits to the property, including more green space and less impervious surface, and a larger front setback than what is currently on the property, she said, and added that the developer is in discussions to get necessary permission from an abutting neighbor to create a rear exit.
In addition, Burns said, the developer would add into the terms of the contract zone that the urgent care clinic would provide health benefits to the community including free flu shots for those uninsured and free sports physicals for children in financial need.
Saco Mayor Marston Lovell said he was impressed with the services the urgent care facility provides for the community and thanked the developer for the additions to the contract zone.
Saco City Councilor Micah Smart said the developer’s willingness to work with the council bode well for the community.
The City Council will take a final vote about whether to approve the contract zone for the proposed CovenientMD plan on Jan. 14.
