GORHAM — The Planning Board following a public hearing next week will consider preliminary approval for a condominium development off historic South Street.

Plowman Development Group is seeking approval for the 16-unit Grady Farm Subdivision at 136 South St. (Route 114). The property, about four acres in the urban residential zone, is served by public sewer, water and gas.

The proposal is on the Planning Board agenda for its meeting at 7 p.m. Monday, Nov. 5, at the municipal center, 75 South St. Steve Blake of BH2M will represent the developer.

A Planning Board discussion about the proposal in August drew neighborhood opposition.

Town Planner Tom Poirier said this week the house at the site would be relocated on the property. According to town tax information, the house was built in 1880.

The existing barn would “go away,” Poirier said. He said a private, dead-end road would be maintained by an association. The road would be 22 feet in width with a sidewalk and curbing.

Each condo would have a driveway and two-car garage.

Neighborhood worries aired at the Aug. 6 meeting included impact on wildlife, buffering, safety of children walking to schools, speeding on South Street and additional traffic. The Maine Department of Transportation reports the annual average daily traffic count in 2016 for South Street northeast of Weeks Road was 8,550.

Gina Marianacci of 144 South St. spoke about vehicle and foot traffic already on South Street, according to Planning Board minutes for the Aug. 6 meeting,.

Gary Dube, 155 South St., who lives across from the proposed development, also had traffic concerns and pointed to the lack of crosswalks.

The proposal is one of four potential new developments off South Street.
