Plans for a new building housing a Subway Restaurant and an Aroma Joe’s, to replace the rundown, longtime vacant gas station at 109 Main St. in Gorham, were unveiled Monday.
“We’d all like to see this building gone as soon as possible,” Owens McCullough, agent for developer Jon Smith of Great Falls Builders, told the Gorham Planning Board.
McCullough, of Sebago Technics, unveiled plans for the commercial building with space for four tenants proposed at the gas station site.
Smith said following Monday’s meeting that he hopes construction would begin in late April or early May.
The two-story building would feature dormers, giving it a New England village-type appearance.
“I think it’s terrific,” Rachel Sunnell, Gorham Planning Board member, said about plans McCullough presented.
A second floor could eventually house a fifth tenant. The proposed project would have parking for 39 vehicles and be accessed from the road into the Hannaford supermarket. Aroma Joe’s, a drive-through coffee shop, also could have an outside seating area.
The two existing Main Street entrances into the gas station would be closed and curbs added. The site is served by natural gas, public water and sewer.
The gas station site, McCullough said, is about a quarter acre, and Smith has reached an agreement with Hannaford for another three quarters of an acre that makes the proposal possible. Hannaford has reserved a view easement to Main Street, McCullough said.
