Selectmen will consider proposed amendments to the town’s land-use ordinance tonight that would affect subdivisions, greenhouses and home-based businesses.

Town Planner Nicole Briand said the proposed changes include language that defines “nonpermanent structures” and changes permit requirements so greenhouses will be allowed without obtaining a permit.

Other amendment language seeks to “ratchet down” permit requirements for home-based businesses, providing a more concise definition of a “home occupation” that differs from a “home-based business.”

Selectmen may send the amendments to Town Meeting voters in June as recommended by the Planning Board, which already held public hearings on the proposals.

The amendments would go before another public hearing May 7 before reaching the warrant for the June 12 Town Meeting.

The Planning Board also proposes an amendment that would combine the current two-step review process into one review for subdivisions.

Other amendments include changing the name of the marina district on the town’s zoning map to the “commercial fisheries and maritime activities district” so it correctly corresponds to districts included in the town’s land-use ordinance.

The Maine Department of Environmental Protection put a conditional order in place currently in effect, Briand said, that provides the opportunity for greater penalties under the enforcement section of the land-use ordinance. Voters will consider approving this language if selectmen place the amendment on the town meeting warrant.

Also tonight, the board will consider voting on EMS operational policies and procedures.

Town Manager William Post said the policies were adopted long ago and no changes are being proposed, but he wanted to bring them before the board for their review and re-adoption.

Selectmen also are to vote on appointing Kathy Pszczolkowski to the Advisory Committee on Aging; and hear an update from Selectwoman Kathy Gallant on plans for another chicken barbecue municipal fundraiser.

The meeting will begin at 5:30 p.m. at the Coombs Municipal Building on School Street.
