The Gorham Fairways development on McLellan Road will seek Planning Board preliminary and site plan approval at a Nov. 3 meeting. The request is for Phases 1-5 of the proposed mixed-use residential and commercial development. The latest plan, smaller than the one proposed earlier this year, calls for 515 housing units in a mix of single-family homes, condominiums and apartments constructed over multiple years at the former golf course.
McLellan Road links South Street (Route 114) with Brackett Road that runs between Saco Street and the roundabout on New Portland Road.
Nick Troiano, of South Portland-based Troiano Properties, is proposing the golf course development. The site is a 100.5-acre portion of the former Gorham Country Club. The latest details are outlined in an Oct. 9 letter to Town Planner Carol Eyerman from Dan Riley of Sebago Technics, an engineering firm representing Troiano.
Riley did not return an email request on Monday sent to Sebago Technics seeking comment about prices of units for tenants or buyers.
The total number of housing units include 75 single-family homes in Phase 1; 72 condo units in six buildings in Phase 2; 80 units in four buildings in Phase 3; 96 two-bedroom apartments in four buildings in Phase 4; and 192 apartments in eight buildings in Phase 5.
Phase 3 will also contain commercial lots and a clubhouse with a pool.
The 75 single-family lots will be located on the southern and eastern side of the development, along the slopes of the Stroudwater River, according to Riley’s letter.
The project is in the South Gorham Crossroads District zoning that permits high-density housing, but does not allow single-family homes. So, the Gorham Town Council in March granted Troiano a contract zone to allow single-family lots to be sold to finance extending sewer and water along Brackett Road to the area.
Internal roads in the development will be private, but constructed according to town standards.
The developer is proposing to preserve 20 acres of conservation land along the Stroudwater River.
The Planning Board meets at 7 p.m. on Monday, Nov. 3, at the Municipal Center at 75 South St. The McLellan Road project is listed as a public hearing.
Opponents of the project fear size of the development would strain town services, impact wildlife and increase traffic on local roads that currently experience high volumes of commuter traffic.
