YORK COUNTY – Sales of existing single-family homes were down statewide by 7.18 percent in June this year as compared to June 2018. In York County, however, the three-month sales figures from April 1 to June 30 show sales increased.
According to the Maine Association of Realtors, which announced June’s figures on Tuesday, 1,798 existing single-family homes sold statewide in June, compared to 2,018 in 2018. Although the number of existing homes sold was down, the median price was up – at $239,085 in June this year as compared to $227,500 in 2018.
The median sale price indicates that half of the homes were sold for more and half sold for less.
The Maine Association of Realtors does not provide single-month sales and median prices for each county, but provides quarterly figures.
In York County from April 1 to June 30, 853 existing single-family homes sold, up 7.84 percent from the 791 homes sold during the same period in 2018. The median price was up as well, from $279,900 to $295,700, or by 5.64 percent.
During the same quarter, home sales in nearby Cumberland County were down 4.22 percent. In Cumberland County, 1,068 homes sold in June, down from 1,115 in 2018, but the median price was up by 8.01 percent, to $337,000 from $312,000 the previous year.
“After a slow start to 2019, the number of single-family real estate sales bounced upward in April and May, but declined again in June,” said Peter Harrington, 2019 president of the Maine Association of Realtors in a news release.
“For the first six months of 2019, the number of single-family sales transactions is 2 percent below the comparable time period for 2018. It’s also interesting to note that the for-sale inventory is nearly 6 percent below last year’s levels,” he said
Buyers are “on the sidelines, waiting,” for affordable homes to go on the market, Harrington said.
