The 165 acres that used to be Sable Oaks Golf Course are up for sale.

The former 18-hole golf course is a “canvas for new possibilities” that should be converted into mixed-use development, according to Ocean Properties Hotels Resorts and Affiliates, the seller. 

South Portland City Council rezoned the bulk of the land off Cummings and Running Hill roads in 2017 into a suburban commercial district, which allows high-density, mixed-use development.

“We’ve had lots of inquiries since it was rezoned,” said Peter Connell, an executive with the seller. Christopher McInnis, the broker with Engel and Völkers, said that they’ve received approximately 20 offers in writing since 2017.

“Now, we’re taking the next step,” Connell said.

The 132-acre portion of the property in South Portland could support as many as 1,000 housing units as well as ancillary retail like coffee shops to meet the needs of the people who live there.

The remaining 33 acres of the former course are in Westbrook, zoned for industrial use. It could support a warehouse space as large as 500,000 square feet across one or multiple buildings, said McInnis.

The seller informed Amazon, which recently agreed to purchase 92-acres in Gorham for $4 million, about the site being on the market, said McInnis.

While the seller intends to look for one buyer, it’s open to dividing up the parcel if the opportunity presents itself.

“It’s naturally bifurcated by different zoning and different towns,” McInnis said.

The golf course, which challenged golfers for more than three decades, has been unused since it closed in 2019.
