OLD ORCHARD BEACH – This particular Park Avenue location is not to be confused with any big-city addresses, and thank goodness for that. Because the property is just a 10-minute walk to what is often called Maine’s finest beach. And offered for sale at just $215,000, it’s totally affordable, too.

There are two cottages on this 0.11-acre corner lot on a dead-end street in a quiet neighborhood. The cottages are not available separately, nor are they year-round. But they have been in place, in some form, for almost 100 years.

Over that time the three-season homes have of course been updated and improved, and at present they have no pressing maintenance issues. That they are offered furnished (knickknacks, etc. not included) is a bonus. Considered as an investment, they offer great potential. In the summer of 2015 they fetched $25,000 in rental income despite being made available only for a short season.

Each cottage – Sea Grove closest to the corner, and Pine Grove a few feet away up the street – has two good-sized bedrooms and a full bath, and a living room side-to-side across the front. Both feature lots of beadboard. Together they total 1,173 square feet.

Pine Grove’s kitchen is galley-style, and has a dining nook. Washer and dryer, and storage for a grill, etc., are at ground level and accessed from outside. Sea Grove’s kitchen has been improved with hickory cabinetry, and a barn door to the full bath, which is also nicely updated – note the rectangular sink and the pretty white-and-green of the shower/bath enclosure.

Sea Grove has full-view doors opening out to its deck; a side deck could easily be added to Pine Grove. Behind the newer, tall fence between the cottages is a private lawn, with lilacs at the back.

The property at 34 Park Ave., Old Orchard Beach, is listed by Connie Howe of Alliance Realty in Westbrook. Taxes are $2,065 (2017).
