NORTH BERWICK – It’s a rare pleasure to see an 1830 farmhouse in such wonderfully “new” and fresh condition.

This 11-room, five-bedroom classic has been updated thoroughly, and sensitively, since the turn of the century. Not only does it retain its vintage charm and character; it actually can be hard to tell whether a particular element – the abundant built-in drawers, for example, or the dining room’s gorgeous tin ceiling – is original, or a modern enhancement that fits perfectly.

In the kitchen, this harmony of design is embodied in the antique (to all appearances) Elmira Stove Works custom cookstove (some controls are concealed in the warming compartment).

Outside, the deep, wraparound deck reinvents the traditional “farmer’s porch,” and the lovely dooryard garden is accented by ancient granite pieces. Perhaps best of all is the splendid, renovated barn, whose handsome weathered boards and distinctive windows are 2001-2002 newer, whose interior was finely refinished in 2011, and which has a workshop attached.

Notable newer features in the 2,587-square-foot home include the dine-in kitchen’s stainless French door refrigerator, beadboard-fronted cherry cabinetry, and granite counters; and the spacious full bath upstairs, with both jetted soaking tub and shower enclosure, and a laundry room/sewing room next door.

Floor-plan flexibility is an asset here. A first-floor room (with a cool, curved wall) could readily be converted to add a second bath, and the walkup attic has finished space as well as walk-in storage. There are also in-home business possibilities, e.g. day care or antiques shop in the barn, to be explored, not to mention the potential for horses and other animals (the lot is 3.2 acres).
