DEDHAM – Overlooking Phillips Lake from on high for the past 200 years, the Lucerne Inn has long been a landmark for travelers on U.S. Route 1A. Most people know the 828-acre lake only at a distance, for its great scenic beauty. Far fewer are fortunate enough to live or to spend extended periods of time on it.

Here is an opportunity to do just that: a year-round waterfront cottage in the village of “Lucerne in Maine,” sitting in a protected cove in the southeast corner of the lake. The property, which is 14 miles from Bangor, will be offered at auction on-site at 11 a.m. on Thursday, Nov. 10.

Built in 1992, the 944-square-foot home has 62.5 feet of shore frontage; occupies its own little peninsula on the 0.11 acre lot; and enjoys northwesterly views across the water to the distant high hills.

A water-facing wraparound deck extends living space in fine weather. Inside, the main level is primarily open-concept, its oak flooring nicely refinished. Beneath a paneled cathedral ceiling with skylights, fan, and exposed beams, a long bar sets off the kitchen from the living/dining area, which has twin full-view doors accessing the deck.

Down the hall are a full bath with tub, and two good-sized bedrooms with large closets. Up carpeted stairs, there’s a big, skylit sleeping loft, balcony-style. On the lower level are a large utility room with washer and dryer; a full bath with tub; and a daylight, walkout family room, partially paneled, with a double closet 12 feet wide.

Previews to the Nov. 10 auction will be held from 2-3 p.m. on Thursday, Nov. 3, and on the day of sale, from 10-11 a.m., on site at 13 Lunt Lane, Dedham. (The road, marked Fire Rd 15, is on the right off Lily Road, less than one mile from Route 1A.)

Annual taxes are $1,797.49. For more information and for a property information package, please visit Keenan Auction Company at www.keenanauction.com, and see Auction 16-63; call 885-5100, or e-mail info@keenanauction.com.
