A new building under construction in the Topsham Fair Mall will be home to as many as four tenants, including a Sherwin-Williams paint store which will serve as the anchor.

Developer Dan Catlin confirmed Tuesday that Sherwin- Williams will occupy approximately 4,000 square feet of the 11,000-square-foot structure at 86 Topsham Fair Mall Road, next to Woody’s Performance Center.

He said an agreement has been signed for a 1,500- square-foot national haircut retail store. He’s had discussions with several restaurants and hopes one of them will locate at the other end of the building with outdoor seating directly across from Panera Bread and the new Smitty’s Cinema.

There will likely be one other tenant as well, Catlin said. Now that the building is under construction, he has started to get more calls of interest.

Scott Herlin, the northern district manager for Sherwin Williams, said the new paint store is expected to open in October if everything goes according to schedule. There will be a grand opening with prizes and give-aways at that point.

Normally, new stores have about five employees. When its Topsham location opens, it will mark Sherwin- Williams’ 23rd store in Maine. This year the company is celebrating its 150th anniversary, largely by continuing to invest back in the community, Herlin said.

Sherwin-Williams has had a store for decades in Brunswick, currently located on Pleasant Street, which tends to cater to more industrial ventures and will continue to do so.

The store in Topsham will cater more to “do-it-yourselfers” and can help customers with any interior design needs as well. Products include paints, wall coverings, window treatments and all of the supplies associated with painting projects — from brushes and ladders to pressure washers and spray equipment. The store will be open seven days a week and offer one-on-one service to help customers select the products right for them.

“We certainly can handle any professional contractor business that comes into the store as well,” Herlin said.

The company decided to locate in Topsham because the Topsham Fair Mall has some great access to the highway within a growing community, and among a strong list of retailers are several common crossover stores catering to areas such as decorating and home improvement. A Falmouth resident, Herlin said he shops at the mall himself. The company is very excited and anxious to get into its new digs and is already working with the local chamber of commerce.

“We think it is going to be a fantastic addition to our Sherwin-Williams family in Maine and we think it’s going to be a great market and we’re excited to help the community,” Herlin said.

At the same meeting during which the Topsham Planning Board approved Catlin’s project last summer, the board approved an 8,000- square-foot multi-tenant or restaurant building adjacent to Panera Bread, proposed by John Larson and Kevin Kelley of L&K I, LLC.

Larson said Tuesday that there has been some interest in the building, but nobody is ready to sign on the dotted line. Construction on the building will not begin until they have tenants, Larson said.

Larson, who owns the original portion of the mall with his wife, June, said occupancy remains quite stable. There are a couple of vacancies, but in the last month there have been three or four people “kicking the tires,” expressing sincere interest in those spaces. Stores at the mall continue to do extremely well and some sensationally well, he said.

Catlin is also working on an 18,000-square-foot shovel-ready project next to the Goodwill Store on Park Drive, which was approved for a retail or medical office use. He is looking at several different possibilities for the building, including workforce housing, elderly housing or some kind of high-density housing.
