HARPSWELL – To some prospective buyers, this waterfront property may well have appeal as a seasonal second home. To others, it will be a year-round proposition.

Either way, new owners will soon be enjoying enhanced quality of life, in a home that comes with approximately 300 feet of shorefront, including a strip of sandy beach, here on Harpswell Sound.

The property is in the High Head Association; about a half-mile away, a short, paved road leads down to the private association’s clubhouse and deepwater frontage, where mooring and dock use are available. Association dues are $1,760 per year. Annual taxes are low, too: $4,0440.

The Harpswell Neck home, a custom, one-owner, barnboard contemporary built in 1977, is tucked in a couple of hundred feet down a winding, tree-lined drive. From the well-screened two-acre lot, you look northeast over the water to the Mountain Road bridge connecting the Neck to Great Island, and on to Orrs and Bailey.

The house is designed to maximize the water views. Outside the 36-foot-long great room are a wraparound deck and a brick patio; the room has four sets of full-view doors. The first-floor bedroom also has full-view doors opening out to the level yard, and the master bedroom above has a private balcony.

The open-concept interior ensures great light as well as views from nearly every room. Open to a kitchen that’s been updated with Corian counters, the carpeted, vaulted-ceiling great room has a cool “conversation pit” that has not only the traditional built-in seating, but also a beehived brick fireplace, which has been converted to gas. Altogether a wonderful space for entertaining.

Exposed beams make a nice feature. Off the mudroom, along the side hall, are the laundry room, with newer, Whirpool washer and dryer; full bath with soaking tub; and the big first-floor bedroom, whose closet extends 12 feet side-to-side.

Up the open staircase, past netting that provides a nautical accent, the second level has parquet floors. The third bedroom is at the back of the house; a full bath is in the center; and the master is water-facing.

The full basement has an office enclosure, and a large workshop. The Buderus boiler is new, and there are two oil tanks.

The home at 179 High Head Road, Harpswell, is listed for sale at $699,900 by Pam Webb Audet of Greater Portland Realty.
