BRUNSWICK — The Planning Board on Tuesday unanimously approved plans for a new Irving gas station and convenience store at the entrance of Brunswick Landing.

The development will sit on a lot on Bath Road directly across from Merrymeeting Plaza, next to Admiral Fitch Avenue.

The plans the board approved March 22 have been in the works since late 2014. The property was purchased from the Midcoast Regional Redevelopment Authority in August of that year, and will be developed by Brunswick Property Holdings.

The gas station will include a canopy with four islands housing eight pumps, according to Jim Howard of Priority Real Estate Group, one of the project’s authorized representatives.

The nearly 4,000-square-foot convenience store will be a Rusty Lantern Market, similar in design to the Rusty’s in Topsham.

The project required some state input before approval. It received a DEP stormwater management permit for the plan to divert water to the existing MRRA system on Admiral Fitch Avenue, and a traffic movement permit from the Maine Department of Transportation.

As a condition of the second permit, the developer will have to work with the town to construct a new left turn lane on Bath Road going into the site, and coordinate the turn with the traffic signals at Admiral Fitch Avenue and Cook’s Corner Mall.

According to an email from Public Works Director John Foster, the controller that operates the signals has not been updated since 1992.

After the meeting, Howard said he believes there is a market for a new gas station in the area, despite the location near the heavily developed Cook’s Corner shopping center, which has two gas stations.

Citing a Mobil station that just closed down the street, he said, “There’s not a lot of options.”

Construction is set to begin between April 15-20, Howard said, and developers hope to open the station in August.
