The South Portland Planning Board was originally scheduled to hold a public hearing on a proposed zone change for the armory property this week, but that hearing has now been pushed back to 7 p.m. on Tuesday, March 10.

Priority Real Estate Group, which is based in Topsham, purchased the armory, built in 1941 in the Art Deco style, for $700,000 in mid-November and has now applied for a zone change from the city.

The $4.5 million redevelopment project would include a convenience store and gas station, a coffee shop and deli, professional office space and meeting space for nonprofits on the second floor and a visitor’s center.

A zone change for the armory property, which is located at the foot of the Casco Bay Bridge in Mill Creek, is required to allow for the proposed commercial uses because the site is now zoned residential.

If the Planning Board is in favor of the zone change, it must then go to the City Council for approval. If the council allows the zone change, then Priority Real Estate must also get site plan approval before any work could begin.
