
Habitat for Humanity of Greater Portland is hosting four open house days to offer tours of their Hummingbird Lane condominiums in Freeport.
Comprised of two triplexes and one duplex, two of the units in the eight-unit development have already been sold, one unit is completed and vacant and the remaining five are under construction.
“It’s our biggest project to date,” said Laura Duplissis, Habitat for Humanity of Greater Portland’s Communications and Volunteer manager, of the Hummingbird Lane development, located off West Street.
“It’s been underway for a year and a half,” she added, “and we’re hoping to have it completed by the beginning of 2015.”
Each unit is approximately 1,200 square feet, has three bedrooms, one full and one half bathroom, and a full basement. The condominiums feature hardwood floors, a refrigerator and stove, and washer and dryer hookups. The exteriors are maintained by a condo association, who plow in the winter, mow in the summer and are responsible for trash removal.
Ideally, the completed unit will be the next house sold, said Duplissis, though all six are currently available.
“For a family with an income of $35,000 who meet our criteria,” said Executive Director Godfrey Wood in a press release, “the monthly housing cost including taxes, mortgage payment, insurance, repair reserve, and association fee will be roughly $875 (mortgage and other rates are subject to change).”
Habitat for Humanity describes their homeownership program as a “hand-up, not a hand-out.” Applicants must meet precise financial criteria — with an income that puts them above public housing guidelines, but who are unable to qualify for a conventional mortgage.
According to Habitat’s program, purchasers of a home will have to complete a certain number of volunteer hours, which usually are spent constructing their own home. In the case of the unit that is completed, Duplissis said, the accepted applicant will work on one of the five units still under construction.
Applications are currently being processed for some of the condominiums, said Duplissis, noting that the turnaround time between submitting an application and receiving approval can vary, but the standard timeline is about one month.
The first applicant to purchase a home in the Hummingbird Lane development was Nyapeni Doulthan, a single parent originally from South Sudan. Doulthan contributed 250 volunteer hours to the construction of her home, which is valued at $185,000.
The first open house tour will take place from 1-3 p.m. on Saturday, Aug. 16. Tours will also take place from 3-5 p.m. the following Tuesday, Aug. 19; 3-5 p.m. on Tuesday, Sept. 16; and 1-3 p.m. on Saturday, Sept. 27.
