NORTH YARMOUTH – This 1840 farmhouse and barn occupy a lovely, three-acre pastoral setting, one just now coming into full summer glory. Perennials are blooming; strawberries, blueberries, raspberries and blackberries are on the way; and a short stroll through the meadow and woods path brings you to the property’s deeded right-of-way on Chandler Brook, which flows into the Royal River.

The gardens and barn with stalls, and the 500-foot-by-75-foot fenced enclosure, suggest many possibilities for agriculture and/or animal husbandry; and the home presents different options, too. Built in classic big house, little house, back house, barn design, it has been renovated to create a private-entrance office/in-home business suite, complete with full bath and waiting room, to the rear. The suite makes one-level living an option; so does the front bedroom (part of a double parlor) which has its own, very pretty white-on-white bath with soaking tub. The bedroom’s fireplace is no longer functional, but is highly decorative, with an especially handsome mantel.

Across the hall – note the foyer’s sidelights, and spandrel closet – the living room features a gas fireplace; chair rails, and a trio of built-ins with drawers and glass-fronted cabinets reflecting the home’s vintage character, as do wide pine floors, porcelain knobs and hand-forged latches, and rough-hewn ceiling beams in some rooms.

The eat-in kitchen has traditional, country-flavored charm. Floors are oak, appliances and beadboard white, and the big island is topped by Southern yellow pine. The large pantry also houses the laundry, and the formal dining room, which is done in blue, accesses the L-shaped deck (as does a door in the office).

The second floor is versatile, too, and includes an income-generator: a separate-entrance apartment with cathedral ceiling and exposed beams, and stainless appliances in its kitchen. A bath is around the corner; how the unit, the two front bedrooms and a central bonus room should be deployed, varies depending on a new owner’s needs and preferences. Improvements and updates are many, and include replacement windows, metal roof on the foundation-reinforced barn, and fresh paint almost everywhere.
